When repair stops making financial sense
Repair is almost always the cheaper first move — but there is a point where patching a surface is throwing money at a problem that will keep coming back. When a slab has broken into multiple unstable pieces, lost the base that supports it, or deteriorated across a wide enough area that you are repairing it every year, replacement is the lower lifetime cost. We are direct about where that line is, because recommending an unnecessary tear-out is the fastest way to lose a client's trust.

The base is the part you are actually paying for
Anyone can pour concrete. What separates a 20-year replacement from one that cracks in two winters is everything underneath it. Central Indiana's clay soils move with moisture, so a replacement that is placed on a poorly compacted or under-drained base will telegraph that movement straight back into the new slab. We treat sub-base preparation as the core of the job: removing failed material, correcting drainage, compacting to spec, and building up the right base section for the load the surface will carry.

Reinforcement and jointing that controls the cracking
Concrete will crack; the engineering question is where. We place reinforcement appropriate to the use — from welded wire to rebar mats for heavy-load areas — and we lay out control joints so the inevitable shrinkage cracks fall along planned lines instead of randomly across the surface. Proper joint spacing and depth is unglamorous and is exactly what cheap installs skip, which is why their slabs map-crack within a couple of seasons.
Mix design is matched to the application and the season, including air entrainment to survive Indiana's freeze-thaw cycling, so the new surface is built for the climate it has to live in.
Phased so the property keeps running
Replacement is more disruptive than repair, which makes scheduling the difference between a smooth project and a tenant revolt. We section the work so parts of the lot, the walkway network, or the dock stay open while other areas are torn out and replaced, and we sequence pours and cure times so areas reopen predictably. You get a phasing plan with closure and re-open dates before any concrete comes out.

Because replacement is a capital-level expense, the documentation matters to whoever approved the spend. We record the base preparation, reinforcement, and finished work, and close out with as-built scope and a written warranty — the evidence an owner, board, or asset manager needs to show the money bought a 20-year asset, not a 2-year patch.
What drives a replacement budget
Replacement cost is mostly below the surface. Demolition and haul-off, the amount of failed sub-base that has to be excavated and rebuilt, drainage correction, reinforcement, and the area replaced are the real drivers — the finished concrete is the visible part of a larger job. Thicker, heavier-load slabs and tight, traffic-bound sites cost more; open areas replaced in one phase cost less. We are explicit about where the money goes so the number is not a black box.
Because replacement is a capital expense, the proposal is built for approval: line-itemed by area, with the base and reinforcement scope spelled out, and structured so the safety-critical sections can be funded now and the rest phased across budget years.
